High Rise Prefabricated Steel Structure Building Project New Roof For Leaking Warehouse
This project was to replace an existing asbestos roof on a warehouse building located in Rothley, Leicester. The roof was not in good condition and no longer water tight, the leaking needed to be rectified. The building is rented to tenants so it was important to take the opportunity of the building being empty to have the work done.
The owner had deliberately waited until the property was vacant to have the work done and needed the work to be completed to a high standard in order to market the vacant property again for let.

Challenges
There were no major challenges with this project, just two concerns that the owner expressed. The first of these was that the work was undertaken by a company with proven experience in handling asbestos, both from a safety and legal perspective.
The second was a requirement to be sensitive to the tenants in the neighbouring building who have learning difficulties and are sensitive to excessive noise, new people coming on to site and too much disruption.
What worked well
Cost effective – the owner was impressed with the competitive quote they received.
Expertise – the owner was extremely confident in the team’s capability to handle the asbestos and create something aesthetically pleasing, watertight and high quality.
Advice – The team advised the owner on the type of material to use. Due to the buildings being heated, composite sheets were selected to create an appealing building that would attract potential new tenants. The team also advised on the roofing panels and roof lights and demonstrated their expertise throughout.
Prefabricated building is made by steel structure frame, sandwich panel/color steel sheet roof and wall, aluminium window, door, bolt, etc., which are more and more popular in mordern society.
